  C. Discuss proposed utility rate increase revision from the Church
   

The revision is as follows (page 8, paragraph 11):

Base Year Utility Increase. The period from July 1, 2017 through June 30, 2018 shall be considered the “Base Year” of utility costs, which costs shall be included in the Lessee’s rent for that time period. Between the period of July 1, 2018 and June 30, 2019 (“Year Two”) the total cost of utilities shall be calculated and compared to the Base Year utility costs. In the event Year Two exceeds the Base Year utility costs by ten percent (10%), then Lessee shall be billed for thirty percent (30%) of the total excess costs above the Base Year utility costs. Between the period of July 1, 2019 and June 30, 2020 (“Year Three”), in the event Year Three utility costs exceed the Base Year utility costs by ten percent (10%) then Lessee shall be billed for thirty percent (30%) of the total excess costs above the Base Year utility costs. Said excess utility payments shall be paid within thirty (30) calendar days of bill being presented.
